1. Property and priorities

I can describe why I am considering this property for a furnished rental and what responsibilities I plan to handle or delegate.
I have walked through the property, noted its current condition, and made a prioritized list of preparation or repair work.
I have checked that the rooms, furnishings, equipment, supplies, and inventory records match the stay I want to offer.

Workbook starting points: Forms 01–03; sample inventory; blank inventory and condition record.

2. Local research and market evidence

I have recorded the local requirements and property-specific questions I need to research, with sources and dates, and identified anything that needs confirmation from an appropriate authority or qualified adviser.
I have compared genuinely similar furnished properties using consistent dates and noted what each complete offer includes.

Workbook starting points: Forms 04–06. Research records help organize questions; they do not determine what rules apply.

3. Setup, cash planning, and vendors

I have separated estimated setup costs from ongoing costs, written down the assumptions behind my estimates, and considered timing, slower periods, and a cash reserve.
I know which vendors or service providers I may need, have clarified the scope of their work, and have a contact or backup plan for essential services.

Workbook starting points: Forms 07–10. Estimates are planning inputs, not a forecast or a measure of taxable profit.

4. Launch and guest communication

I have completed a practical readiness walkthrough and can identify any unfinished work that could affect the property or the experience I describe.
I can describe the property accurately, including its furnishings and everyday features, and keep the description consistent with the actual setup.
I have a repeatable way to record inquiries, prepare a complete quote, and follow up without promising details I have not confirmed.
I have a checklist for reviewing the agreement, payment steps, and arrival information for a stay, with a plan to get qualified review where needed.

Workbook starting points: Forms 11–15. The workbook’s forms are planning and operations aids, not agreements or legal notices.

5. Ongoing operations and review

I have a calendar and decision process for requests to extend a stay, including who must confirm any change.
I know how maintenance concerns or incidents will be recorded, assigned, and followed through, including when outside help may be needed.
I have a turnover sequence that covers inspection, condition records, cleaning, restocking, and checking the inventory before the next stay.
I have a consistent way to keep condition and deposit-related records and to check the process against requirements that apply to my situation.
I have a recurring monthly review for cash-plan assumptions, maintenance, guest-service issues, inventory changes, and the next improvement to consider.

Workbook starting points: Forms 16–20; blank inventory and condition record; room condition comparison.
